The average Slough home fell 2% in July to £335,759, the lowest since November 2023. June's record £17,499 jump has been cut to £6,728 on revision.

Slough house prices in July 2026 fell to their lowest in almost three years. The average home in the borough was worth £335,759, down 2.0% in a month and down £6,322, or 1.8%, on July last year. That is the lowest the official index has put the borough since November 2023.

Two things happened in this release, and the second matters more than the first.

  • July fell. Slough’s 2.0% monthly drop was the 19th steepest of the 295 local authority districts in England, in a month when 126 of them fell.
  • June’s record jump has been revised away. When first published, June 2026 read £352,024, a 5.2% rise in one month and the second largest in England. It now reads £342,739, a 2.0% rise. That is £9,285 taken off a single month. The jump that looked like £17,499 at the time is now £6,728, and June’s annual rate has flipped from +2.2% to -0.5%.

We reported that June figure here in August, and flagged at the time that it was a first release and likely to be revised. It was. The revision is bigger than the one it followed.

Slough's monthly figures are volatile because the borough records only a few dozen sales a month, which is also why they get revised.

Why the numbers move this much

The Land Registry keeps adding completed sales to a month after it first publishes it, so the first version of any month is provisional. Slough is a small unitary authority that records only a few dozen completed sales in a typical month, 41 in May 2026 for instance, so a handful of large sales moves the average noticeably. That is the mechanism behind both the June spike and its disappearance.

The index is also a mean average, not a median. It is the right figure for direction of travel and the wrong one for what a house actually sells for. Our Slough house prices page carries the median of every completed sale instead.

Flats are carrying the fall. A 4.6% annual drop on flats is more than three times the decline on any house type in the borough, and it is the second July running that flats have been the weakest of the four types here.

That has one consequence worth naming. The gap between the average first-time buyer purchase and the average former owner-occupier purchase is £116,735, which is a smaller step up than in any neighbouring authority. In a town where the entry-level stock is flats, a falling flat price makes getting in cheaper and moving on harder.

Slough remains the cheapest place to buy in its immediate area, and it is still well above the England average. Of the 295 English districts, Slough’s 1.8% annual fall ranks 39th steepest; 85 districts fell on the year and 210 rose.

The month was not a Slough story alone. Reading fell 2.8%, the third steepest monthly drop in England, and Windsor and Maidenhead has now lost 3.9% over the year. England as a whole rose 0.7% in the month.

What it means for you

If you are selling, the index says the borough is worth about what it was three years ago, and that asking prices set on June’s headline were set on a number that no longer exists. If you are buying a flat, you are buying into the one part of the Slough market that is still falling at pace. And if you are watching the index month to month, treat any single month as provisional: May was revised up £4,812 in the last release, and June down £9,285 in this one.
