Slough is the cheapest place to buy in its corner of the country and it is still getting cheaper. The borough average was £335,759 in July 2026, down 1.8% over the year and down 2.0% in the month, the lowest the official index has put Slough since November 2023. Windsor and Maidenhead fell 3.9% over the year, Reading 1.2% and Bracknell Forest 1.4%, while England as a whole rose 1.1%. Two official numbers are used on this page and they answer different questions. The £335,759 comes from the UK House Price Index, a mix-adjusted monthly model of the whole housing stock, and it is the right figure for direction of travel. The £390,000 below is the median of every completed residential sale the Land Registry recorded inside Slough over the twelve months to 30 June 2026, and it is the right figure for what things actually change hands at. On that basis 903 homes sold in the borough over the year.
Slough sells cheap inside its own postcodes
SL1, SL2 and SL3 do not stop at the borough boundary. All three spill into Buckinghamshire, and SL3 into Windsor and Maidenhead as well. Matching every sale to its actual council area shows how much of a “Slough” postal address is not Slough at all, and what the difference is worth.

A house on the Buckinghamshire side of the same postcode sold for £242,500 more than the middle Slough house. That gap, not the borough’s internal spread, is the biggest single number in Slough’s housing market.

The pattern is geographic and it is simple. Upton and the Langley wards east of the town hold the borough’s detached and larger semi-detached stock and sit £100,000 or more above the middle. Slough Central and Herschel Park, the two wards closest to the station and the shopping streets, sell flats, and sit £85,000 to £140,000 below it. Everything else in Slough clusters within about £60,000 of £390,000, which is unusually tight for a borough of this size.

Only 80 detached houses sold in the whole borough over twelve months, against 270 flats. That ratio is the thing that shapes everything else here. On the House Price Index, which measures the whole stock rather than what sold, the Slough flat average was £218,068 in July 2026, down 4.6% over the year, much the worst of the four property types. Semi-detached fell 0.4%, terraced 0.7% and detached 1.3%, so flats are falling more than three times as fast as any house type here.

Slough is the cheapest of the lot and it is still falling. Its 2.0% drop in July was the 19th steepest of the 295 English local authority districts, in a month when 126 of them fell. The June spike that briefly put Slough second in England for monthly growth did not survive its first revision: it was published at £352,024 and restated at £342,739 a month later. High Street was the busiest address in the borough, with 21 sales at a median of £200,000, because what sells on the High Street is flats above and behind the shops. At the top and bottom of the whole year’s record, the dearest ordinary house sale was £1,275,000 on Upton Court Road in the Upton ward. One larger figure appears, £3,000,000 for a property on Colndale Road in Colnbrook, but Colndale Road is an industrial estate address and it reads as a commercial building filed under a residential property type rather than a house. The cheapest recorded sales were flats at £100,000, on Nixey Close near the town centre and on London Road in Langley Marish.

Buyers, sellers and the step up
The House Price Index splits by buyer as well. A first-time buyer in Slough paid an average of £318,672 in June 2026. Someone selling one home here to buy another paid £442,089. The step of £123,417 is the smallest in this part of the country, and it is small for an unhappy reason: Slough’s ladder is short because the rungs above the flat are missing. Only 80 detached houses sold all year.
